
ROLA project will be constructed on area of 6500 square meters at 10 m distance from the seashore. Three luxurious villas and 86 apartments and studios will be fully furnished, equipped and air-conditioned. The complex will have at its disposal a lobby-bar, a restaurant with a large terrace to the swimming pool, a panorama-bar and a restaurant on the very beach. Sport facilities will be built, as well as children's amusement playgrounds.
The four swimming pools, one of which for children, will be surrounded by lush greenery and unique recesses for relaxation. ROLA will not betray tradition of the region in mud-curing and will offer a modern SPA and Anti-Age center, balneology, physiotherapy, fitness and other health equipment. Water attractions will be situated at the yacht port, as well as yacht offering cruises in the Black Sea. The coast line is extremely favourable to harpoon fishing.
Reservation – 1 500 Euro, which will be deducted on signing a purchase agreement.
• 1st payment, on signing a preliminary purchase agreement – 40%
• 2nd payment, 3 months after the 1st payment – 25 %
• 3rd payment, 3 months after the 2nd payment – 25%
• 4th, last payment, - 10% upon receipt of title deed.
As the construction site will be accomplished in August 2008, the months between payments could be reduced, because of the fact that the last payment of 10% should be done till the end of August 2008. According to the purchase agreement date and the remaining months of the construction accomplishment the terms of payment could be negotiated anew.
Dividends – the owners receive a dividend at the end of the year, 6% of the amount they invested. This dividend is guaranteed for the first 2-3 years, free of duties and taxes. Its rate is expected to reach 8-10% in the following years.
Taxes – The owners pay between 10-12 Euro per day (10 Euro for studio, 12 Euro for large apartment) for public utilities – electricity, water, security, common areas, only during the days they use the apartments.
When they do not use their dwelling they do not pay anything.
There is no a yearly tax for maintenance.
